RIGHT TO RENT
PRE-TENANCY CLEANING
Properties must be professionally cleaned before tenants move in—this is a requirement in our tenancy agreements.
A domestic clean won’t suffice. A professional clean includes deep cleaning of bathrooms and kitchens, plus treatment of all flooring and appliances. To meet your tenancy obligations, we recommend booking this service through us.
PAT (PORTABLE APPLIANCE TESTING)
PAT testing ensures all portable electrical appliances in your property are safe for use.
Appliances such as kettles, microwaves, fridges and washing machines are inspected and certified. Any items that fail must be repaired or removed. A PAT certificate serves as proof that you’ve taken appropriate safety measures.
LEGIONNAIRES' RISK ASSESSMENT
GAS SAFETY CERTIFICATES
A valid Gas Safety Certificate (GSC) is a legal requirement to confirm that gas appliances and supply points in a property are safe.
A registered engineer must carry out this check annually, inspecting all relevant systems and the flue. We can help arrange these inspections whether we manage your property or not. Remember: landlords must provide tenants with a copy of the new certificate within 28 days.
EICR
The Electrical Installation Condition Report (EICR) assesses the safety of a property’s electrical systems—covering fuse boards, sockets, switches, lighting and more.
A valid EICR with a ‘satisfactory’ rating is mandatory for all rental properties and must be renewed every five years. If an inspection results in an ‘unsatisfactory’ rating, remedial work must be completed within 28 days (or sooner, if required).
CHECK-IN AND CHECK-OUT REPORT
Detailed check-in and check-out reports protect your property and help avoid disputes.
These reports document the exact condition of your property at the start and end of the tenancy, with photos and written descriptions. Without them, it can be difficult to make deductions from the deposit for damage. We recommend scheduling a check-in report after professional cleaning and a check-out at the tenancy’s end.
ANTI-MONEY LAUNDERING (AML)
AML checks are legally required to confirm the identity and legitimacy of all parties involved in property transactions.
Every time you let or sell a property, you must provide valid photo ID and a recent utility bill. We also carry out these checks on prospective tenants to ensure full compliance with HMRC regulations.
ENERGY PERFORMANCE CERTIFICATE (EPC)
An EPC rates the energy efficiency of your property and is legally required before marketing a rental.
Your property must meet a minimum rating of E unless exempt. If applicable, exemptions must be recorded in the Government’s PRS exemption registry. Jaez Management can help you obtain or renew your EPC quickly and efficiently.
