What happens if a tenant doesn’t pay rent?

Can I increase the rent?

At the end of the tenancy, we will help you determine the best approach and, if you choose to renew the contract, we will assist in negotiating any rent increases with your tenants to ensure a satisfactory outcome for both parties.

Are my tenants responsible for arranging an end of tenancy clean?

Your tenants are expected to return the property in the same condition as documented in the inventory check-in at the beginning of the tenancy.

What can I claim against the deposit?

Typically, claims are made for unpaid rent and any damage to the property or its contents that goes beyond normal wear and tear expected in a typical residential tenancy.

What happens if a tenant damages my property?

Damages can either be deducted from the tenant’s deposit or covered through insurance.

Do you handle evictions if necessary?

Yes if your property is Fully Managed or under our Guaranteed Rent scheme, we assist with the legal eviction process when required.

Do I need to be present for viewings?

No you do not need to be present. We will arrange access into the property & conduct viewings on your behalf.

How do I ensure my property complies with regulations?

We will assist you in meeting all safety and legal requirements, ensuring your property remains compliant by coordinating necessary work as needed.

How do you find tenants for my property?

Your property will be listed on Rightmove, Zoopla, our website & all social media platforms.

How do you screen potential tenants?

We conduct thorough checks on references, employment status, and credit history before approving any tenants.

What happens at the end of a tenancy?

If your property is under Full Management or Guaranteed Rent we will handle the move-out process for you.

How long do I have to make deductions?

You have up to 10 days after your tenants have vacated the property to propose any deductions from the deposit.

What happens if a tenant damages my property?

How often do you inspect the property?

We carry out inspections every 3 months to ensure the property is well-maintained and tenants are adhering to the terms of the lease.
